In the first exception, when the second letter is a vowel:
With "naam" it becomes "nemet", but with "kaan" it becomes "kunet" ; so is there some way to know when we need to pronounce like e or like u ?

Hi Carolina, interesting observation! There isn't a specific rule to follow here, and the pronunciation can actually differ a bit between regions and communities. For example, in Syria & Lebanon "Kunet" would be pronounced as "Kenet" while it's "Kunet" in Jordan & Palestine.
So the exact pronunciation would differ a bit but natives will still understand you either way ;)
